Our New York–based firm specializes in high-end gut renovations and bespoke interior design for luxury apartments, lofts, and townhouses. For this SoHo loft—located in a landmarked building—we completed a comprehensive remodel driven by the client’s request for openness and visual transparency. The design strategy organized the loft as a sequence of interconnected volumes that prioritize sightlines and daylight while providing discreet spatial definition for living, sleeping, and display.
Key design moves
Open plan with articulated thresholds: We removed non‑bearing partitions and inserted minimalist volumetric elements—partial walls, glass partitions, and low-height built-ins—that guide movement without blocking views.
Transparent enclosures: Floor-to-ceiling glazing and glazed pocket doors preserve an uninterrupted sense of space, allow art to read from multiple vantage points, and maintain acoustic separation where needed.
Curated display architecture: Custom display cabinets, adjustable wall rails, and recessed niches were integrated into the plan to accommodate a varied collection of sculptures, textiles, ceramics, and framed works acquired during the client’s travels. Lighting was tailored to each piece with layered general, accent, and conservation‑minded illumination.
Material palette: A restrained palette of warm oak, honed stone, patinated metals, and matte plaster creates a neutral backdrop that foregrounds the artifacts and artwork. Textural contrasts and subtle tonal shifts add depth without competing with the collection.
Spatial daylighting: Enlarged,historically sensitive window interventions increase natural light while respecting landmark constraints. Light wells and reflective surfaces amplify daylight into deeper zones of the loft.
Custom millwork and flexible furnishings: Bespoke cabinetry conceals storage and mechanical systems, preserving the loft’s clean lines. Flexible, mobile elements allow the client to reconfigure display arrangements and living zones according to evolving collections and entertaining needs.
Systems and preservation: Mechanical, electrical, and security upgrades were concealed within new floor and ceiling junctions. All interventions near historic fabric were executed in consultation with preservation authorities to meet regulatory requirements.
Outcome The remodel achieves a balance between openness and curated enclosure: a luminous, breathable loft that functions as a living gallery. The architecture acts as a discreet stage for the client’s collection, enabling art and artifacts to be experienced both intimately and within expansive, connected interiors.
