Our New York-based architectural firm specializes in high-end gut renovations, offering bespoke interior design services tailored for luxury apartments, lofts, and townhouses. In this project, we undertook a comprehensive remodel of a NYC SoHo loft located in a landmarked building, designed to meet the unique needs of a client who desired openness and transparency in his living space. This high-end renovation showcased an extensive collection of art and artifacts acquired from world travels, making optimal use of the loft space.
Key to the renovation was preserving the loft's existing glass partitions and kitchen island, which serve as focal points in the newly configured open space. The original two-bedroom layout was transformed into a spacious single bedroom without doors, featuring a strategically placed desk that faces a king-size bed, blending functionality with design. To enhance privacy without sacrificing style, we incorporated reclaimed wood panels and grass-cloth wallpaper in both the guest and primary bathrooms.
A state-of-the-art LED lighting system was installed, including a variety of ceiling recessed, track, floor, and concealed lighting options, all controllable wirelessly along with the heating, cooling, window shades, and sound systems. To address the typical New York City noise, we added a suspended acoustic ceiling and interior windows, creating a serene and quiet environment, acoustically isolated from the bustling streets of SoHo below..
Further enhancing the loft’s functionality, the wooden floors were meticulously restored to their original glory after removing previous finishes, sanding, and refinishing. The remodel also included the installation of a new high-efficiency HVAC system with three cooling zones, featuring a rooftop condensing unit and sleek AC units that deliver cooled air through aesthetically pleasing exposed rounded ducts. Additionally, new ventilation lines for the bathroom, kitchen, and dryer were installed to ensure optimal air quality and flow.
